Vendor AdvocacyAPPS Vendor Advocacy provides start-to-finish advice and oversight of the entire property sales process, including:
Service Fee: nilFor Vendor Advocacy, there is no charge to your client. APPS is compensated via an industry-standard commission-sharing arrangement with the selling agent which incurs no additional cost to the total selling commission. Buyer AdvocacyBuyer Advocacy services help your client find the ideal property and/or negotiate the sharpest possible deal on its purchase. Services are offered at three levels, depending on the level of assistance your client requires: Find/Assess/Negotiate After a full briefing, we search and find the desired property, assess its value and negotiate it’s purchase whether by private sale, tender or bidding at auction. Assess/Negotiate Where your client finds a property, but needs advice on its value and help with the purchase, we assess its value and negotiate the purchase. Negotiate Where your client finds the property and is happy with the overall value, we enter the process to negotiate the purchase. Commercial Lease NegotiationsOccasionally we are asked to prepare a review for a client who is about to enter into some form of lease, usually associated with a business. Typically we are called upon to double check terms, lease amounts & yields. Service Fee: due to variable nature of the task, hourly rate applies. Direct Sale Negotiations There are occasions when a vendor has a buyer that they do not wish to deal with directly either because they feel unqualified, uncomfortable or too close to the situation. These instances usually occur with relatives, neighbours or tenants. These are usually the only situations where we conduct a sale solely and as circumstances vary considerably from case to case it is difficult to provide an exact Service Fee estimate. Feasibility ReportsWe are often called upon to review the feasibility of a proposed project and can prepare reports of varying complexity depending on the clients needs. These can range from a simple suburban subdivision to a major commercial development. Whether the client is considering developing themselves or purchasing a project that is already approved. Service Fee: due to variable nature of the task, hourly rate applies. Sworn Valuations & Town PlanningAPPS provides members and their clients referrals to a range of reputable Sworn Valuers and qualified and experienced Town Planners. Project Management & MarketingSometimes clients commence projects they wish they had never started. We have found that typically this category of client is self employed (usually outside of real estate) and get the idea of becoming property developers. What happens is predictable. Property development is more difficult than they first thought and their core business also becomes adversely affected. We have developed a considerable niche in taking over projects that are underway and bringing them to completion. This has also led to us acting for a number of established and successful property developers in the area of vendor advocacy who simply do not want to deal with agents and the marketing of a completed project. Tradespeople/ Handypersons/ CleanersDue to the large number of Executors sales and Power of Attorney work we coordinate, we have access to an extensive network of trusted and reliable people for anything from a simple yard clean up to painting, carpentry, plumbing or electrical work. APPS provides it’s members and their clients with referrals to appropriate tradespeople.
